Honestly, going Mon Farm now is your best bet. And by then, i'm sure you'll win a Mythic Forge unlock somewhere else. Mythic Forge is useful but honestly, if you are being smart about how you craft gear (wait until you have the mats to craft in purple level MINIMUM!) you can get away with not having it until much later in game. Ive seen an event for it recently (Halloween) but that was the first event in almost a year that actually gave any decent amount of mats. Oracle adds a great selection of bonuses but if you don't already have TONS of oracle materials, you won't get much out of having it unlocked as the mats are quite scarce. Unlocking merc pit is a waste of you don't intend to spend, to upgrade its to even be able to really use it (not much available at lv.1).

Monster farm is the number one building I'd pick for an instant upgrade in play. Meaning, if you wait, it probably won't be able to unlock any new buildings, only the ones you listed. Sometimes this is the case but usually if an unlock has the majority of the base unlockable buildings, it's going to remain just for that, the buildings you listed.
